MyHomii Terms Of Service

1. Introduction

Welcome to MyHomii.

MyHomii is an online platform that connects Property Owners, Property Managers, Agents, Operators, Tenants, Guests, and Service Providers for property rental, accommodation booking, property management, and related services.

By using the MyHomii platform, users acknowledge that they have read, understood, and agreed to these Terms of Service.

2. User Responsibilities

All users shall:

* Provide accurate and truthful information.
* Comply with all applicable laws and regulations.
* Not engage in fraudulent, misleading, unlawful, or abusive activities.
* Respect all property rules and community guidelines.

MyHomii reserves the right to suspend or terminate any account that violates these Terms.

3. Property Listings

Property Owners, Agents, and Operators are solely responsible for:

* Accuracy of property information.
* Rental rates and availability.
* House rules and tenancy conditions.
* Compliance with local authority requirements.

MyHomii does not guarantee occupancy rates, rental returns, or tenant suitability.

4. Booking Confirmation

A booking shall only be deemed confirmed upon successful payment and receipt of confirmation from MyHomii.

Property Owners and Operators are responsible for ensuring availability before accepting any booking.

5. Booking Payments

All booking payments made through the MyHomii platform are STRICTLY NON-REFUNDABLE unless otherwise stated by MyHomii in writing.

Users are advised to carefully review all booking details before making payment.

By proceeding with payment, the user acknowledges and agrees that:

* Booking fees are non-refundable.
* Service fees are non-refundable.
* Processing fees are non-refundable.
* Promotional credits, vouchers, rewards, and loyalty points are non-refundable and non-transferable.

6. Security Deposit

Where applicable, a Security Deposit may be collected.

The Security Deposit may be used to cover:

* Property damage.
* Missing items.
* Excessive cleaning.
* Outstanding utility charges.
* Breach of house rules.
* Unpaid rental or accommodation fees.

The Property Owner, Operator, or Property Manager reserves the right to deduct reasonable costs supported by evidence.

7. Property Owner Cancellation

If a confirmed booking is cancelled by the Property Owner, Operator, or Host:

* MyHomii may refund the Guest at its sole discretion.
* Administrative charges may be imposed.
* Repeat cancellations may result in account suspension or removal from the platform.

8. Guest / Tenant Cancellation

All booking payments are strictly non-refundable.

Any exception shall be entirely at the sole discretion of MyHomii.

No refunds shall be provided for:

* Change of mind.
* Failure to check-in.
* Early departure.
* Travel disruptions.
* Personal circumstances.

9. Refund Processing

Where MyHomii approves a refund for exceptional circumstances, the refund shall be processed within thirty (30) working days.

MyHomii reserves the right to deduct:

* Administrative charges.
* Payment gateway fees.
* Bank charges.
* Service fees.
* Processing costs.

prior to issuing any approved refund.

10. Force Majeure

MyHomii shall not be liable for any delay, cancellation, interruption, or loss caused by circumstances beyond reasonable control, including but not limited to:

* Natural disasters.
* Floods.
* Fire.
* Pandemic.
* Government restrictions.
* Utility failures.
* Internet disruptions.
* Civil unrest.

No compensation shall be payable under such circumstances.

11. Limitation of Liability

MyHomii acts solely as a technology platform and intermediary.

MyHomii shall not be liable for:

* Property defects.
* Tenant disputes.
* Personal injury.
* Theft or loss of belongings.
* Utility interruptions.
* Misrepresentation by users.
* Financial losses arising from rental activities.

Users agree to use the platform at their own risk.

12. Personal Data

Users consent to the collection, storage, processing, and use of personal information in accordance with MyHomii’s Privacy Policy.

Information may be used for:

* Booking management.
* Customer support.
* Marketing communications.
* Platform improvement.
* Fraud prevention.
* Legal compliance.

13. Suspension and Termination

MyHomii reserves the right to suspend, restrict, or terminate any account without prior notice if a user:

* Breaches these Terms.
* Provides false information.
* Engages in fraudulent activities.
* Causes harm to other users or the platform.

14. Amendments

MyHomii reserves the right to amend these Terms of Service at any time.

Continued use of the platform constitutes acceptance of any revised Terms.

15. Governing Law

These Terms shall be governed and construed in accordance with the laws of Malaysia.

Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the Courts of Malaysia.

* CRM subscriptions
* Listing booster packages
* Premium memberships
* Advertising packages

2. *Tenant Verification Disclaimer*

* MyHomii may assist in tenant screening, but final acceptance remains the landlord’s responsibility.

3. *Landlord Protection Clause*

* MyHomii is not liable for rental arrears, tenant misconduct, property damage, or loss of rental income.

4. *Property Management Clause*

* If AMR or appointed operators manage the property, management fees remain payable regardless of occupancy unless otherwise agreed.

5. *Chargeback Protection Clause*

* If a tenant initiates a bank chargeback after check-in, MyHomii reserves the right to recover the amount from the user responsible.
